The short answer

For most Naples sellers, total selling costs have historically landed in the range of 7% to 9% of the sale price once commission, taxes, title, and fees are added together. Florida documentary stamp tax

Florida charges a documentary stamp tax on the deed when property changes hands. In Collier County, the rate is $0.70 for every $100 of the sale price, which works out to about 0.7%. Title insurance and settlement fees

Who pays for the owner’s title insurance policy varies by county custom, and it is negotiable. In parts of Southwest Florida the buyer customarily pays, while in other counties the seller does. Property tax proration

Florida property taxes are paid in arrears, so at closing you credit the buyer for the portion of the year you owned the home. This is not an extra fee. Instead, it simply reduces your proceeds by your share of the year’s taxes.

HOA or condo estoppel fee

If your home sits in an HOA or condo association, the association charges an estoppel fee to confirm your account status for closing. It is usually a few hundred dollars. Sellers in gated and golf communities around Naples should budget for it.

Mortgage payoff

Your remaining loan balance is paid off from the sale proceeds at closing. This is not technically a selling cost, but it is the single biggest factor in what you walk away with. Therefore, ask your lender for a current payoff figure early.

Repairs, credits, and concessions
