Property listings displayed on the Services are provided through an Internet Data Exchange (IDX) feed from a Multiple Listing Service (MLS) and are owned by the MLS and the respective listing brokerages. This information is provided for consumers’ personal, non-commercial use and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing.
Listing information is deemed reliable but is not guaranteed accurate by the MLS or by us. Listings, prices, availability, and property details are subject to change, prior sale, or withdrawal without notice, and should be independently verified. Square footage, lot sizes, taxes, HOA fees, and other data are approximate. We are not responsible for any errors, omissions, or inaccuracies in listing content supplied by third parties or the MLS. You should confirm all information with the appropriate professionals before making any real estate decision.
We are the owner or licensee of the intellectual property rights in our Services, including source code, databases, functionality, software, website designs, text, photographs, and graphics that we create or license (collectively, the “Content”), as well as the trademarks, service marks, and logos contained therein (the “Marks”). This does not include third-party MLS listing data or builder-provided content, which remains the property of its respective owners. Subject to your compliance with these Legal Terms, we grant you a non-exclusive, non-transferable, revocable license to access the Services and to download or print a copy of any portion of the Content to which you have properly gained access, solely for your personal, non-commercial use. No part of the Services and no Content or Marks may otherwise be copied, reproduced, republished, distributed, sold, or exploited for any commercial purpose without our express prior written permission.
By using the Services, you represent and warrant that: (1) you have the legal capacity and agree to comply with these Legal Terms; (2) you are not a minor in the jurisdiction in which you reside; (3) you will not access the Services through automated or non-human means; (4) you will not use the Services for any illegal or unauthorized purpose; and (5) your use of the Services will not violate any applicable law or regulation. If you provide information that is untrue, inaccurate, not current, or incomplete, we may suspend or terminate your use of the Services.

You are responsible for what you submit and represent that your Submissions do not violate any third party’s rights or any applicable law and are not illegal, harassing, defamatory, obscene, false, or misleading. We do not assert ownership over content you post in any public area of the Services, and you retain your rights in such content, but you are solely responsible for it.
When posting a review, you should have firsthand experience with the person or entity being reviewed; your review should not contain offensive, abusive, or discriminatory language, references to illegal activity, or false or misleading statements; you should not be affiliated with competitors when posting negative reviews; and you should not organize a campaign encouraging others to post reviews. We may accept, reject, or remove reviews in our sole discretion. Reviews are not endorsed by us and do not necessarily represent our views.
We reserve the right, but not the obligation, to monitor the Services for violations of these Legal Terms, take appropriate legal action against violators, refuse or restrict access to the Services, remove content that is excessive or burdensome to our systems, and otherwise manage the Services to protect our rights and property and facilitate proper functioning.

By using the Services, you agree to be bound by our Privacy Policy, which is incorporated into these Legal Terms. The Services are hosted in the United States. If you access the Services from another region with data-protection laws that differ from those in the United States, your continued use transfers your data to the United States and you consent to that transfer and processing.
These Legal Terms remain in full force and effect while you use the Services. WE RESERVE THE RIGHT TO, IN OUR SOLE DISCRETION AND WITHOUT NOTICE OR LIABILITY, DENY ACCESS TO AND USE OF THE SERVICES TO ANY PERSON FOR ANY REASON, including for breach of any representation, warranty, or covenant in these Legal Terms or of any applicable law. We may terminate your use or participation in the Services or delete any content you posted at any time, without warning, in our sole discretion.
We reserve the right to change, modify, or remove the contents of the Services at any time or for any reason at our sole discretion without notice. We cannot guarantee the Services will be available at all times and may experience hardware, software, or other problems, or need to perform maintenance, resulting in interruptions, delays, or errors. You agree that we have no liability for any loss, damage, or inconvenience caused by your inability to access or use the Services during any downtime or discontinuance.
These Legal Terms and your use of the Services are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict-of-law principles.
Informal Negotiations. The parties agree to first attempt to negotiate any dispute (except those expressly excluded below) informally for at least thirty (30) days before initiating arbitration. Such negotiations commence upon written notice from one party to the other.
Binding Arbitration. If the parties are unable to resolve a dispute through informal negotiations, the dispute (except those excluded below) will be finally and exclusively resolved by binding arbitration. YOU UNDERSTAND THAT WITHOUT THIS PROVISION, YOU WOULD HAVE THE RIGHT TO SUE IN COURT AND HAVE A JURY TRIAL. The arbitration will be conducted under the Commercial Arbitration Rules of the American Arbitration Association and, where appropriate, its Supplementary Procedures for Consumer Related Disputes, and will take place in Collier County, Florida, unless otherwise required.
Restrictions. Any arbitration shall be limited to the dispute between the parties individually. To the fullest extent permitted by law, no arbitration shall be joined with any other proceeding, there is no right to arbitrate on a class-action basis, and no dispute may be brought in a representative capacity on behalf of the general public.
Exceptions. The following are not subject to informal negotiations and binding arbitration: (a) disputes seeking to enforce or protect, or concerning the validity of, intellectual property rights; (b) disputes related to allegations of theft, piracy, invasion of privacy, or unauthorized use; and (c) any claim for injunctive relief.
There may be information on the Services that contains typographical errors, inaccuracies, or omissions, including descriptions, pricing, availability, and property details. We reserve the right to correct any errors and to change or update information at any time, without prior notice.
THE SERVICES ARE PROVIDED ON AN AS-IS AND AS-AVAILABLE BASIS. YOUR USE OF THE SERVICES IS AT YOUR SOLE RISK. TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING THE IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. We make no warranties about the accuracy or completeness of the Services’ content, including property listing data supplied by the MLS or third parties. Nothing on the Services constitutes legal, financial, tax, or professional advice; you should consult appropriate licensed professionals before making any real estate decision.
IN NO EVENT WILL WE OR OUR DIRECTORS, EMPLOYEES, OR AGENTS BE LIABLE TO YOU OR ANY THIRD PARTY FOR ANY DIRECT, INDIRECT, CONSEQUENTIAL, EXEMPLARY, INCIDENTAL, SPECIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SERVICES, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. Some U.S. state laws do not allow limitations on implied warranties or the exclusion of certain damages; if these laws apply to you, some or all of the above may not apply, and you may have additional rights.
You agree to defend, indemnify, and hold us harmless, including our affiliates, officers, agents, partners, and employees, from and against any loss, damage, liability, claim, or demand, including reasonable attorneys’ fees, arising out of: (1) your use of the Services; (2) your breach of these Legal Terms; (3) any breach of your representations and warranties; (4) your violation of the rights of a third party; or (5) any overt harmful act toward any other user of the Services.
We will maintain certain data that you transmit to the Services to manage its performance, as well as data relating to your use of the Services. Although we perform regular backups, you are solely responsible for all data that you transmit or that relates to activity you have undertaken. You agree that we have no liability to you for any loss or corruption of such data.
Visiting the Services, sending us emails, and completing online forms constitute electronic communications. You consent to receive electronic communications, and you agree that all agreements, notices, disclosures, and other communications we provide electronically satisfy any legal requirement that such communication be in writing. YOU AGREE TO THE USE OF ELECTRONIC SIGNATURES, CONTRACTS, ORDERS, AND OTHER RECORDS, AND TO ELECTRONIC DELIVERY OF NOTICES, POLICIES, AND RECORDS OF TRANSACTIONS INITIATED OR COMPLETED BY US OR VIA THE SERVICES.
Consent. By providing your mobile number, you agree to receive SMS/text messages from True Patriot Realty Group regarding your real estate inquiries, property matches, appointment reminders, and related communications. Consent is not a condition of purchasing any property or service.
Message frequency. Message frequency varies based on your activity and communication needs.
Rates. Message and data rates may apply, as determined by your carrier and mobile plan.
Opting out. You can cancel the SMS service at any time by replying STOP. After you send “STOP,” we will send a confirmation message and then stop sending SMS messages.

These Legal Terms and any policies posted by us constitute the entire agreement between you and us. Our failure to exercise or enforce any right or provision shall not operate as a waiver. We may assign any or all of our rights and obligations to others at any time. If any provision is determined to be unlawful, void, or unenforceable, that provision is deemed severable and does not affect the validity of the remaining provisions. No joint venture, partnership, employment, or agency relationship is created between you and us as a result of these Legal Terms.
